The following article is to show you 10 common mistakes that you may make while renting an aparment in Shanghai:

1) Paying dollars, not RMB:
This is China - any other currency (such as US dollars) brings an inflated price tag, sometimes as high as 170%. Deal only in RMB unless there is some compelling reason to do othewise.

2) Choosing a very new building:
Since apartments are sold as bare shells, and ’decoration’ happens slowly over the following months or year, you could be living right next to dawn-to-dusk intense noise and dust for weeks. Check that all apartments sharing common walls with yours have been decorated and occupied - a lift still protected inside by boarding is a danger signal of decoration still in progress somewhere in the building. 3) Dealing with the landlord's agent:
Real estate agents are keen to deal for both parties so that they receive both sets of fees, but the result is that you will pay the highest rent achievable for that property. 5) Looking only at 'western style' apartments:
The outside of a building gives little indication as to the quality of decoration of individual apartments, and 'western style' is more an indication of an inflated price. Clearly predefine the specifications of your apartment (location, size, amenities, view) and focus on finding those.

6) Believing that properties on the Internet actually exist as detailed:
Not only are photos applied to the wrong properties, but basic descriptions are often grossly incorrect, and sometimes the properties don’t exist at all. If your time is valuable, send a friend to pre-visit properties of interest and draw up a shortlist.

7) Negotiating the agents' fee instead of the rental price:
With the agent’s fee representing less than 3% of the annual rental, there’s a better saving to be had from negotiating the rental. 8) Considering properties recommended by a ‘friend’:
At best you’re going to living in someone else’s choices, and at worst you’re going to be committed to an unsuitable and overpriced place due to someone’s influence possibly in return for some future ‘favour’. 9) Accepting an apartment in an unclean condition:
The state of the apartment at viewing time, together with all furniture, decorations and clutter is likely the way it will be when you move in. If you don’t enjoy doing your own cleaning, and have no need of the owner’s lipstick and toothpaste, make it a condition that you must see the apartment cleaned and emptied before you sign the lease.

10) Worrying about the language barrier after you rent:
Many landlords will find someone who can speak a little English, and most are really good about fixing anything that goes wrong and generally making sure you’re happy and comfortable. Don’t be driven into only considering expat-oriented compounds by agents who are keen to capitalise on your fear of a language barrier.
