Xiamen Apartment Rental FAQ:.

1. How much deposit do I need to pay for renting an apartment?
Usually, the tenant should pay one month's rental fee as deposit. After the contract is finished and the tenant have already paid all the fee of telephone, water, electricity, then the landlord must refund this diposit.

2. How will the rental fee be paid? 
The tenant need to pay three months' rental fee in one time. And, 7 days before the end of this quarter, the tenant should pay for the next three months again. 

3. What includes in the rental fee?
Usually, the rental fee does not include the managing fee of  building/community and installation of Internet access. The managing fee depends on the size of apartment and also in which building/community the apartment is located. For example, a 100m2 apartment is about RMB150.00 per month for managing fee. Internet fee is RMB98.00 /month for 2Mbit, or RMB128.00/month for 4Mbit. If tenant need a Chinese invoice then the total rental fee will be increased by about 10%.

4. Can you provide English contract to be signed?

Yes, of course. We will prepare the contracts of both English and Chinese version to be signed between the tenant and landlord.

5. Can I watch the international TV program in the apartment?

Satellite TV system can be set up if the location of the flat faces the direction of the satellite itself. The setup and yearly charges for Satellite TV need to be paid by the tenant. We can assist you to get installation at your new home.

6. How can I hire someone for cleaning the apartment?
We can assist you to find a cleaning lady for your apartment periodically. We know some cleaning ladies who work for our clients. You can try one first and if you are satisfied then ask her to clean on regular basis. If not, we can arrange another one for you.

7. Where else that I must do?
You need to go to the local police station who supervises your building or garden with the landlord for the first time. And, you will be required to fill out a form. After that, they will offer you a document with the offical stamp of the police station, which is quite important for you, especially when you need to apply for the visa.
